As an Accredited Staging Professional (ASP) I have received specific training from the premier home staging association, founded by Barb Schwarz. I follow a specific set of guidelines when staging each and every property, and treat the home or condo as if it were my own.


I am the only ASP stager in San Diego County who is also a member of NAPO (National Association of Professional Organizers). I am the current president of our San Diego Chapter of NAPO and well trained on organizing spaces, decluttering and enhancing residential properties.


Some stagers insist homeowners get rid of what is in their home before putting it on the market. Instead, I work with what you have to make your property shine for success. My #1 goal is to help you sell your property at top dollar in the least amount of time possible.

Walk-About Consultation - Vacant: $77 / Occupied: $97

This is the most basic level of service provided and is intended for those who just want some professional advice. We will walk through your property inside and out, just as a buyer would, and discuss what changes need to be made to properly prepare your home for this competitive real estate market. This is the time for you to take notes, ask questions and express any concerns you may have.

DIY Staging - 2 Hours - $197

For the "do it yourself" types, this option can be most cost effective. It includes the walk-about consultation for the first hour, followed by a mini-staging session in the second hour, focusing on one of the main rooms. We will work together and you will learn basic principles to help you stage your property to sell or to stay.


REALTORS

Offering staging to your clients is a great way to differentiate your services from other Realtors. By offering to pay for a "Walk-about Consultation" or "DIY Staging" or Light Staging, you will stand out from other agents. This could possibly lead to more listings.


This small investment will not only impress your clients and make your listings look better than the competition, but also has the potential to save you hundreds of dollars in time and marketing costs!


Light Staging (Vacant) - $77 Walk-about Consultation + Bid for Services

This is an economical way to go for vacant properties. With the Walk-about analysis I will provide recommendations and a quote to add accessories and decor to enhance the features of the property. The kitchens and baths will also be accessorized so that potential buyers will slow down and focus on the outstanding features of the property.


Occupied Home Staging - $97 Consultation + Bid for Services

Staging costs as low as $100 per room


Included in the Occupied Home Staging Package is a Walk-About Consultation and bid for my services. Once I have been hired for the job you will be provided with a detailed list of instructions, including the possible removal of items that will not be used for staging, and any large furniture movement or removal.


Once that list has been completed, I will utilize the remaining furniture and accessories to refresh and enhance the positive attributes of the property. By de-cluttering and de-personalizing I will create a lasting "first impression" for any potential buyer.


If the home is in need of some updating, I can either provide a list of recommended decor and linen purchases, or for a small shopping fee and the cost of decor, I can purchase these items for you. This decor will not only enhance the property you are trying to sell, but will also look great in your new home!


Realtors/Investors Program

Ask about the Silver, Gold and Platinum levels of staging services specifically for realtors and investors.


Staging to Stay - $97 Consultation + Bid for Services

This package is ideal for homeowners who have been trying to get the furniture arrangement just right, but finds they have been pushing the furniture around and it's just not working. With the Walk-about analysis I will provide recommendations and a quote to stage your home. Included will be a detailed list of instructions and then we will schedule the staging to stay room makeover.
